The seller carries the note. You agree on the down payment, rate, and term directly, with a title company handling closing.

Typical: 5–20% down, 6–8% rate, 5–10 year balloon

Lease-to-own

Move in as a tenant with a locked option price. Part of every monthly payment is credited toward your purchase.

Typical: 2–3 year option, monthly rent credit

Assumable mortgage

Take over an existing low-rate FHA or VA loan and cover the equity gap in cash or with a second lien.
